On 2 November 2009, the concept for the new Prague development plan was published.

The development plan is one of the principal documents for the development of Prague over the next few years.

The new development plan is expected to come into effect in 2012 and contains the following new principles:

  • reconstruction and revival of neglected areas
  • development of recreational areas
  • new rules about the location and construction of high-rise buildings
  • a new methodology for functional and territorial regulation
  • an emphasis on the development of mass transportation, in particular rail traffic

A public hearing about the concept will take place on 23 November 2009. Members of the public may submit proposals about and/or objections to the concept up until 9 December 2009.

The next stage may involve the concept being further amended before the draft development plan is prepared. This is expected to be finalised in 2010-2011 and, again, will be subject to proposals and objections from the public. The final right to amend and approve the development plan is vested in the council of the City of Prague.

Investors planning to implement a project in Prague in the future should carefully review the concept and the draft for their particular area of interest and submit any proposals and/or objections they may have within the required deadlines.
